Shorts Sales / Pre-Foreclosures

As a result of our ever-changing market, Realtors have had to adjust to a new way of conducting business.  When we started seeing short-sales come onto the scene, many Realtors chose to avoid them and only concentrate on the typical (non-distressed) listings both on the listing side and on the buyer side of transactions.  I saw this change in the market as an opportunity to help more people.  I embraced every opportunity I could be involved in short sales.  In doing so, I became very familiar with the process and enjoyed much success.

Early in 2008, I took advantage of a two-day, very intense, Certified Distressed Property Expert training.   In this training, I learned what I had been doing well and also learned what I could do to achieve greater success as both a short sale listing agent as well as in representing buyers who were considering short sale properties.  I would recommend the course for any Realtor who is ready and willing to really dedicate a lot of effort to this sector of the market.  For those Realtors who wish  to not handle short sale listings, I am happy to take your referral and provide your clients with the highest level of short-sale representation.

I have a team of dedicated professionals that really make the whole process work.  There is no way, one Realtor, without assistance of some sort can properly market all the listings, maintain proper documentation, negotiate the 3rd-party bank, and communicate with buyer agents to keep their buyers updated to where we are in the process.  So, meet my team:

Pam Bohling, Transaction Coordinator: dedicated to keeping all listing and transactional paperwork current and compliant with real estate regulations.  She is a second set of eyes to make sure that nothing has been overlooked in the process.  She often steps in to communicate with buyer agents when I am not available to ensure that all transactional documentation is submitted to escrow and to RE/MAX Equity Group.

Michelle Hartsell, Short-Sale Negotiator:  dedicated to communicating and negotiation with the banks who are the third-party involved in the short-sale process.  Her experience working for a local title company and then a local real estate broker that initially let the industry in short-sale negotiations has accelerated her to an extremely effective short-sale negotiator for the seller/listing agent.
